March home sales up; peninsula prices down a bit

LONG BEACH — Pacific County housing sales picked up in March while the median selling price declined.
Thirty-six houses and condos sold last month countywide, 20% more than in March 2024, according to Northwest Multiple Listing Service. The overall selling price was $344,500, about one percent less compared to the year before.
Another 43 sales were pending as March ended, about the same as a year earlier, leaving an available inventory of 196, 30% more than in March 2024.
Looking at the details, 25 houses sold in south county, 14% more than the year before. Their median price — half sold for more and half for less — was $370,000, a 5.6% decline. Four condos sold for a median of $188,000, compared to only one pricey $519,000 condo sale in March 2024.
There were 27 pending house sales in March in south county, the same as the year before. Available for-sale inventory stood at 139, up from 90. Two condo sales were pending, down from seven a year earlier. Twenty-three condos remained on the market, a 35% year-over-year increase.
In north county, four houses sold in Raymond (median price $307,500, up 36%), two in South Bend ($225,235, up 200%), and one in Tokeland ($287,000, up 59%).
There was a surge in pending sales in Raymond — 11 this March compared to three the year before. Two sales were pending in Bay Center and one in South Bend. Housing supply is tightening in the north county communities, with 34 houses on the market at the end of March compared to 44 the year before.
Statewide 30-year mortgage rates dropped from 6.76% to 6.65% in March, a slight enticement for buyers who are keeping a diligent eye on the market, according to NWMLS’s monthly analysis. Sellers looking to take early advantage of seasonal transitions boosted NWMLS’s active listings nearly 44% year-over-year from March 2024.
